★ ★ ★ ★ ★ We drove around late afternoon. The wee houses look like brand new batches & more established gardens are starting to look great! Most houses are built to catch the sun on their decks. The houses seem close together but are configured to get maximum privacy. Tiny easy care sections. U can still grow a tree or two up to 3mtrs. Well planned & seems safe & secure for people 55yrs & over. Lock up & leave option is attractive. Only 20mins walk to Papamoa beach!
