We own a property in Snells Beach with a shared driveway. Latitude Homes is currently building on the section next door to us and they have been absolutely AWFUL. We know a lot of qualified builders, my partner is one himself so we have a pretty decent idea of the expectations around etiquette and rules that should be followed on site. There are a myriad of reasons why we have found them awful & here they are. 1 - Over Level 4, we had not yet finished our own home. When we returned we found that the staff from Latitude homes had their smoko table on our newly built deck. There was mud tracks everywhere. Even worse. Those mudtracks led to our newly built Galvo shed. THEY HAD BEEN STORING THERE GEAR IN OUR SHED. WITHOUT PERMISSION. 2 - When we finally got to move into our house after years of work, they constantly blocked the driveway before work. Not just for unloading and loading equipment, but for parking in general. We had to ask them so many times to stop blocking our driveway. To this day, we still have issues. This is 4 months on. To add to this, there is zero communication about anything, including when our driveway will be blocked for long periods of time. I once left for work at 8AM to find a scaffolding truck in our driveway who advised me they were there to take down the scaffolding and would be there until 5.30pm. Fortunately they hadn't started and were able to move. Occasions like this have happened countless times. 3 - A few times, I had walked outside to find staff from the site using our water. They would only ever ask to use the water when I had actually already caught them using it. There has only ever been one tradie (who I believe was a drainlayer) who actually knocked on the door to ask if he could fill a 20L bucket of water. We recently found out they have NO water on site, they have been using our water for this WHOLE job. It started late 2019. Recently we found out that someone from latitude homes had advised the staff on the job and sub contractors that we had given them permission to use our water. We have never spoke to anyone about this. We pay for our water, we are not funding their costs. When we tried to call them about it. The site manager (I believe) BLOCKED OUR NUMBER. 4 - They illegaly run their power by an extension cord from the road over our driveway. They often leave it plugged in over night & it is always there when i leave for work and sometimes when I'm returning in the evening. Once I had returned home from work, the driveway was extremely slippery from mud they had tracked from their site (which they never wash away, probably because they have no water). I had to brake last minute as they were once again parked in the middle of the driveway. I kept sliding due to mud, got caught on the extension cord. They were parked so far into the middle of the driveway I had no where to turn. He then tried to make me pay for the damages, from an accident that was caused by the negligence of their site. My car is still damaged. 5 - They also didn't have a skip bin for MONTHS and their trash would blow everywhere. They literally just stacked it in a pile with no attempt to contain it. The only sub contractor that bothered to ask to use our water told me he thought it was the messiest site he'd seen in decades. 6 - For some reason they rarely work during the week, so we don't get a peaceful weekend due to them finally deciding to get work done on a Saturday morning. This is really only the worst of the worst. This site should be shut down until they can do this legally. It is illegal to run power the way they are and it is also illegal to operate a site without water. To top it off, the quality of the build is very sub standard. The most unethical, rude, messy and dodgey building site i have ever seen in NZ.

We have had such a great experience building with Latitude homes, they have been so flexible in meeting our needs. Our build was on time and to what they quoted us. We would definitely use them again. Thanks to Todd and team for all their patience, understanding and hard work, we feel so blessed to be moving into a brand new home!

There is an old adage that goes that you're only ever allowed to choose two things between quality, speed, and budget. Latitude Central defiantly flies in the face of this, and sets a new standard of modern residential construction. Our journey began with Latitude in 2019. While we were still shopping around for builders, and even before we owned the section that we eventually would put our home on, Todd was helpful in assessing the property, helping us with the Geotech and other reports, and setting our mind at ease as to whether we would be able to build at all. He met us on site, marked out where the house would go, and gave us a very clear vision of what was to come. As first home buyers (let alone building it), Todd and his team's attitude to their work could not have put our minds more at ease. A special note has to be made about how incredibly clear, prompt and concise all communication from the team was. There was no need for follow up emails, nor did we need to deal with radio silence - the information came to us exactly when we expected it, and this was something that carried through the entire process: from conceptualization, to building, to the colour consult and helping us choose materials, and to the day we got the keys handed to us. We began to build when we came out of Level 4 lockdown, and it was immediately clear the team's professional work ethic trickled down to everyone on site. We had fantastic experiences with all the sub contractors we had to deal with - everyone from the kitchen designer to the electricians. The site was always clean when we visited. Our neighbors had no complaints at all, and on several occasions expressed their surprise at how well run the site was. It should come as no surprise to anyone considering building, that building a house is always a tricky process. From council consents, to finding buried asbestos during excavation, to a tricky drainage problem under the deck - no job was too hard for Latitude. They were always clear about budgets, and they were always clear about timeframes. The only drawback is that Latitude has now set an incredibly high bar for how construction projects should be run. We recommend them to anyone we meet who is considering building (and even to those who aren't). A big heartfelt thank you to everyone in the office!

Had an amazing experience building with Sue and Darrin From the Waikato branch. The motto of latitude of Too Easy was very true . Build was completed with almost no disruptions even during this time of Covid and Gib shortages . Can not Recommend them highly enough if your after a new build
