β β β β β We recently used BuildQual for a pre-purchase inspection as part of buying our first house, and found their service to be excellent. Rob was very friendly to deal with and organized the inspection for us with the Real estate agent. The report was very thorough and easy to understand. We also needed an EQC form filled out for insurance, and this wasn't a problem. We had the report back very promptly, which with a rapidly approaching deadline was greatly appreciated.
We wouldn't hesitate to recommend BuildQual to anyone needing an inspection done.

Please read below for detailed explanation.
We were offered the option to purchase a house where the previous sale had fallen through. It made sense to us to purchase the report that had just been completed the week previous by the unsuccessful buyer. We did not require the report for finance reasons as we had unconditional pre-approval; the report was entirely for due diligence and peace of mind that we were making a sound purchase.
This report had been carried out and prepared by BuildQual, we approached Rob (the Director) directly to enquire whether we could purchase the report and asked at the time if he was aware of any issues that the report had noted. I was informed there was nothing major, some minor elevated moisture readings in the kitchen were noted amongst other minor issues- we were comfortable with this and went ahead with the purchase of the report and subsequently, the property.
The report we received missed the fact that all the plumbing work under the house was illegal and not up to building code, a Structural joist had been cut and there was no shower lining in the shower, just painted Gib. By the time we were alerted to these faults 2 months after the purchase was completed, we found the sub-floor area to the bathroom was rotten and had large amounts of black mould.
We engaged a qualified plumber to carry out a visual inspection and prepare a report and we were informed of the inadequacy of the work that had clearly been done by a person not qualified to do so, including all the bathroom fittings and plumbing being incorrectly installed and shower that had no wall lining, which should have been instantly apparent to someone engaged to look for faults in a house prior to purchase.
We communicated our concerns to BuildQual and initially Rob was very sympathetic, he came out the next day along with the staff member who undertook the initial inspection and report. Unfortunately Rob quickly became defensive and adamant that the checks his company and staff carried out were adequate and up to reasonable standard, despite being presented with a considerable amount of evidence to the contrary. Rob continued to insist the damage and $15,000.00 repair cost was not something his company would take any level of responsibility for in part or full. When it became too obvious to argue the inadequacy of the substandard checks BuildQual did, Rob changed tack and tried to hide behind irrelevant contractual law that he advised, incorrectly, that because we were not the original clients to engage him despite us purchasing the report directly from him and having it re-addressed to us, the report had no guarantee on the content or quality and was basically worthless to rely on as a pre-purchase inspection.
Due to Rob and also the sellerβs complete refusal to take any responsibility, we were forced to file a complaint with the Disputes Tribunal against both, to attempt to gain some help to cover the costs to resolve the issues identified. During the hearing Rob became so flustered with his own blundering knowledge of consumer protection laws, he stated that given my profession in the architectural industry it was in fact me that should have noted the lack of lining in the shower, rather than his company who were engaged to provide a building report that attested to the soundness of the house.
Suffice to say, neither party were found to not have undertaken their duties in this particular area to a satisfactory standard and we were awarded costs.
Mistakes do happen and we do not expect any person to be perfect, however when faced with such an obvious error, instead of taking responsibility and working with us for a solution, Rob opted to instead make excuses, blame others, and hide from his responsibility as a business owner, which in my view speaks not only of his complete lack of regard to the consumer laws he is meant to abide by but also his non-existent level of integrity.

The report was extremely thorough and actually found issues that had not been found in the vendor's report, meaning that we could ensure these were addressed before we went on to be successful at our auction.
