A desire to care for both landlords and tenants is what led to the creation of Glasshouse Property Management – a rental agency with a difference.
When Jeremy Baker discovered how appallingly his grandmother’s rental properties were being managed, he stepped in to help her. The properties entrusted to a large Hamilton based rental agency were in poor condition, attracted low rent and disrespectful tenants. Compounding this were ongoing issues with vacancy, resulting in poor cash-flow, low returns and stress.
By focusing on much-needed repairs and maintenance, Jeremy was able to increase returns, lower vacancy and attract careful, appreciative tenants. The theory that great homes attract great tenants and in turn better investment outcomes, was proven!
Today, every Glasshouse property is managed with the same duty of care that Jeremy provides to his grandmother’s. The team provides property management services across the Waikato, with rental agencies located in Hamilton and Cambridge.

★ ★ ★ ★ ★ I have been really pleased with putting my property into professional property management with Glasshouse as I just didn't have the time to manage the property and do the inspections on a regular basis.
The compliance and details you need to take care of these days when managing tenants is something I would much rather leave to the professionals and Glasshouse has really good systems in place to keep me up to date with their inspections, any maintenance required and photos of how the property looks with each inspection.
I value my time so this great time saver I am happy to pay for.
The staff have been really good to deal with, from Anel getting me setup to Rae in the Cambridge office looking after my property and keeping me up to date with regular communication as and when required.
I have found the Glasshouse Property Management team to be very professional and responsive when any maintenance arises.
I am very happy with their service, and highly recommend Glasshouse to landlords who want to save time and not deal with the headaches of having to manage a property and dealing with tenants, especially now with all the rules and regulations.

So you can conduct what ever it is you are trying to do without my knowledge. There is something very wrong here. I have every right to be there. I truly hope this can be resolved amicably before matters are taken further.

★ ★ ★ ★ ★ I was in a difficult situation and was having trouble getting my bond returned. As I was sharing a house with three others and was the only person leaving it seemed to be a lot of difficulty with the bond return.
I spoke to the Property Manager who was Rae Guard and she helped me so
much on many issues. I am an older person and the computer side of
things in regards to forms became an issue for me. Rae and another lady at Glasshouse Maxine were only to happy to help me and ease my mind.
I would highly recommend Glasshouse Property Management whether you are renting or wanting your property listed for rent they are very
thorough and extremely great at what they do.

★ ★ ★ ★ ★ Home Owners Beware. Glasshouse sell a great story but the reality is very different. They over interpret legislation and consequently have higher than required expectations of home owners. By comparison their expectations of themselves are minimum standard. We are out of town owners and Glasshouse were managing our property for 18 months. We became uneasy and opted to terminate the agreement at the end of a tenancy. It was only then that we became aware of the thousands of dollars worth of damage from their tenant. We also became aware of the need for significant repairs and remediation that had gone unnoticed significantly increasing the cost of repair. None of this was mentioned in any inspection report. Any feedback is quickly dismissed and it is obvious from reviews on this platform that they resort to low level behaviour and discredit anyone who tries. Overall our experience with Glasshouse was an expensive one and I wish I’d never heard of them.
