★ ★ ★ ★ ★ Started off all OK just signed up to sell a house. Had a buyer with no real estate agent, price and conditions done with a few extra emails on the conditions.
Decided to buy another property (bare block of land) while the settlement was happening and all seemed OK there too. We pulled out of that purchase after reviewing the LIM ($1850).
Then had online witnessing of docs due to covid (all cool and happy apart from the way the phone calls sounded, almost telling us off for not understanding why we were in a rush when we weren't told we were).
We were told they would hold keys and not hand them over until they got the money released. Now the buyers didn't turn up to the pre inspection. All cool by us OK settlement happening at 1130am. Nope next thing I have messages from the buyer asking questions from the house with the keys without paying. Now I know they will say its a mistake during covid times but our little mistakes costed us money (questions emailed etc), this could have been bad and who knows what could of happened. We were told they would not hand the keys before payment. We were left in a vulnerable position. After being charged $1800 for the sale and $1850 for the non purchase we thought we might be financially compensated....... We were called and offered $100. Haha 2.7% of what we paid. They admitted wrong doing and admitted it put everyone in a vulnerable position but blamed it on covid and procedures. If we aren't getting a full trustworthy service should we be paying full price?
I can't see how any purchase or sale would come in at the low end of their estimates. It feels like you are always on the clock.
