β β β β β This review is for the property management section of Wolfbrook on this website. The property manager I mainly dealt with was Hayley Reid. Although when I requested to be passed on to management, it became obvious they are equally as incompetent. Unfortunately, these are the type of property managers that give the industry a bad name. They act as if they are exempt from adhering to the Residential Tenancies Act, and that the law is open to interpretation. But from my dealings with them, I believe the most likely scenario is that they are just not familiar with the Act whatsoever. Regardless, they are either incompetent and misinformed, or they believe they are above the rules the rest of the industry follows. It's concerning to think less informed people may be taken advantage of. As you would assume anyone employed by a landlord to act on their behalf, would have a basic knowledge of tenancy law. But that is not the case here. If you are wanting to pay a professional who has expertise in this field, then choose someone else. Or for lack of a better term, you will be throwing money at cowboys. I would recommend the business invest some of the profit they're saving on asking tenants to print, sign, and send a photo of an email, as a substitute for a tenancy agreement. And use this for training and staff development. At a minimum, the email would then at least contain the correct legal terminology. You'd have better luck finding quality tenants on Facebook marketplace and having them sign a napkin, than you would getting a professional service here.

β β β β β Wolf in sheep's clothing! They prey on the vulnerable and make promises they don't keep. Do not try sell to these people they will put you through the ringer and try low ball you. Honestly terrible experience. Reading their other reviews shows what sort of organisation they are. Profit over people!

9/10 for building.
1/10 for communications. Literally no response for a month with trying to get follow-up on minor issues or even the warranty information that was promised at settlement almost 3 months ago.

β β β β β Maybe I should have read Google reviews before signing up my largest asset with a cowboy outfit, the reviews aren't great... And for very good reason.
Constant issues with property manager saying they would do something and didn't follow through, when escalated to the manager he stood by her terrible miscommunication and ethics and was just as incompetent.
Didn't follow basic law, which puts the owner in a bad situation as we are liable even though we pay for their service and they represent us.
Truly, use any other property manager - I ended up thankfully leaving as they agreed our relationship was fractured beyond repair and I quickly joined another local property manager company that picked up errors in my legal obligation - like the first step which is a healthy home review? I approved to action this but it wasn't done.
Demanded I pay contractors directly due to a disagreement on a request for cleaning (1k for a brief clean and carpet clean) - even though this is a change of their own contract terms I agreed, but then took money off me without advising me and refused to send statements so I could see what payments were made from tenants and why my statement was short.
