β β β β β Motel is in a good location really close to town, with a Pak & Save a short walk down the road. The rooms are just like the photos. Spacious and clean. There are lots of personal touches like fresh ground coffee beans for plunger coffee, make up wipes, and even electric fry pans are available from reception to use in the well equipped kitchenette. The owners are helpful, and conscientious. We left something in our room, and they were straight onto it and helpful in getting it returned. We enjoyed our stay.

β β β β β Nice place to stay, close to town, friendly service. But a little bit put off with one of the emergency housing tenants, they just seems to be watching everthing you do unless you stay in the room all the time.
Other than that, we had a nice time.

β β β β β Solid WiFi, clean room, well presented facilities. The unit we were in was near the far corner overlooking a building that turned out to be a gym, which started its early morning program at around 6.30am on Saturday. The music was a slightly annoying wake up call.
Other than that, nice and central location.

β β β β β I found the staff very helpful particularly when I found out we were being flown back to Gisborne earlier than expected. The room was clean, spacious & the spa was great. Only negative was the noisy plumbing. A neighbour had an 8 minute shower at 5.30. Apart from I would not hesitate to stay there again.

β β β β β Okay stay here at the Ashwood Manor
The Good:
*Comfortable Bed with good linen
*Incredible Spa Tub in the bathroom - good water pressure
*Good Location in the CBD
*Sky TV
*Air Conditioning
The Bad
*Parking is not great
*They seem to rent rooms out on a long term basis, and some of the guests are very noisy. Lots of loud music, clapped out cars hogging all the best parks. Slamming doors, kids yelling, adults yelling. People hanging outside doors smoking. Made me feel really uncomfortable. Wish I had read previous reviews on this place which also mention this. I would have probably reconsidered.
*The road noise was alarming. Room arnt double glazed. The rubbish truck at 5.45am outside my room was alarming.
I am not sure I would stay here again. I just didnt feel comfortable outside my room. But the rooms are decent, and the location is nice. Maybe this establishment needs to ensure the long term guests they do have are not causing issues so that nightly guests dont want to stay.

β β β β β The good:
Rooms facilities were clean
Wifi was good
Water pressure is excellent
The bad:
There appear to be some longer term (housing NZ?) tenants with kids, who have no concept of time - very hard to sleep at night with all of the noise.
Another tenant started playing heavy bassy music from 4am this morning.
And on my first day someone was sitting in the car park revving their engine.
Electrical things in my room did not seem safe - the power supply to the sky box was emitting a loud squeal suggesting it is due for replacement, the light in the bathroom made the same squeal noise.
There was no facilities for room service / getting food brought to your room.
The ceiling fan was wobbling excessively.
You can hear practically everything at the street side and from the courtyard. There was a big gap under the front door which didnβt help
The ugly:
Carpet was in pretty gross condition - had a few large red stains.
I might be being a bit critical here, but I got maybe 8 hours of sleep over 2 nights which isnβt really acceptable on a work trip.
I will be avoiding this place in the future.

β β β β β Very professional service management could be a bit more conciderate of family units and the whanaungatanga formed between other family units who are forced to exist together because of it being emergency housing otherwise I would have given a 5 out of 5

β β β β β We were there in Aug 2016. The parking lot was kind of tight and hard to get around and I would imagine anything bigger than an SUV would be quite difficult to park compared to the station wagon we had rented.
The rooms were clean everything was absolutely spic and span and the jacuzzi was lovely however there was an awfully strong "perfumey" odour that our noses as we walked in the door. We were not sure if it was the carpet type of odour materials that they had but it was extremely bad. We put the air conditioning on Full Tilt and open the window to the bathroom and the room itself. But a Time we got back the room smell had seemed to have dissipated.
If we didn't go in and do what we did we would have had to get another room or cancel the room and go to another hotel it was actually that bad.
The head pink toilet paper which was like something from the 80s so maybe someone like the 80s sense and decor. But for anyone that has issues with strong odour that smells like perfume you might want to check ahead of time before you go in.
