This property management company is appalling, Wendy herself let herself in for a final tenancy inspection 2 days before we tenants had to be out, then sent out a email, they place isn't up to scratch you aren't getting your bond back. She needs to be dismissed for her actions as they were illegal, This company is a example why we need all rental/property managers to be regulated because we as tenants felt that it was tenants vs wendys word and we would not be believed. Its a shame Wendys drags down the performance for the rest of the company. Landlords and Tenants do not use them.

Due to lack of funds I had to bite the bullet and ask if I could please be released from my signed contract. Both Wendy and Ray were so understanding after hearing my sad sac story. I left the property shop shape and with a full bond. Thank you ?

I have been living in a property that Ray Simpson is responsible for managing for about 5-6 months now. My first time meeting with Ray was after I signed a change of tenancy with a previous tenant and met with Ray himself to discuss signing a new lease. In this meeting Ray told me had I been an applicant through him directly he wouldn't of accepted my application due to my appearance.. specifically my stretcher in my left ear. He made a spectacle of it for some reason. After living here for roughly half a year, several problems have becone apparent. Firstly my bond still has not been lodged with the tenancy and bond services. Meaning when I call to discuss any issues, I am informed that the tenancy services cannot discuss any matters with me properly because legally I dont have a bond lodged with them and therefore have very little rights as a tenant. Since I have lived here one of the elements on the stove top turns itself onto full whenever used, creating somewhat of a fire hazard. Secondly, the toilet leaks water as it has done from day one of my tenancy here, extremely wasteful and the noise can be very fustrating to try and go to sleep too. Thirdly, the wood in the front door has lost its integrity over the years, and after slamming in the wind before I mived in has a huge split through it, creating a draft in my room. The large glass panel in the door is undamaged, evidently the slam wasnt strong enough to break a single glazed pane if glass but split over an inch of wood. The door was measured by Ray months ago but still nothing. 3 times over the past several months Ray and his team have been advised of these issues only to be dismissed or ignored. Today I had him arrive at my front door and demand he come in and be part of our flat meeting that he heard about with no notice, the meeting was organised to discuss arbritary flat discrepancies and had nothing to do with property management. Ray was refused entry. I don't wish to comment on any personal characteristics and have tried to be as neutral , unbiased and as factual as I can be simply to help future tenants make a well informed decision and avoid any grievances. If you have other choices I reccomend pursuing your other options. I hope this has been helpful.

Definitely wouldn’t recommend. Worst property managers I’ve experienced in 20 years of renting. If you do have the misfortune of renting through these guys, do not succumb to their bullying tactics. Call Tenancy Services and go to the Tribunal. Despite what Ray and Wendy tell you, the Tribunal does not always rule in the landlord favour. He’s a disgrace and should have his certification and registration revoked, so should his off-sider Wendy.

Dishonest. Could you please tell me why you are claiming your current listing at 3/274 Adelaide Rd is described as "newly renovated" with new lino, carpet and curtains, when not only do I have photos from when I lived there in 2006 which show that lino was there then, but I paid for the curtains in the lounge at that time too. The flat is a lot of things, but newly renovated is not one of them.
