★ ★ ★ ★ ★ Rubbish place!! They cancel you room on the day without calling you! You end up with nowhere to stay on a holiday! My friends and I drove 6 hours to this place and just been told that we don’t have a room.

Negatives- Upon arrival, Fiona questioned why I booked on the site that I did. That was weird. If you didn't want me using it, don't do business with them. My bed had what my country calls a box spring or the foundation for a mattress. Not a real mattress. It was very hard. She seemed offended when I checked to make sure the bed did not have bed bugs. This is not meant as an insult. This is only the habit of an experienced traveller. She got offended when I insisted that I needed the Wi-Fi to work. She reset the router and it worked. When the lock on my door malfunctioned, I started knocking loudly on the door to get anyone's attention. When she appeared she reprimanded me about how I could have broken the door. (I was open palm slapping the door for maximum noise- not to break it. ) I asked if she would help me open the door, and I had to slide my key under the door to get out. At this point we both do not want to see each other anymore, and she refunded me my second night, and I went my way.
This is the first place I can say in all of my travels that I do not recommend. Keep looking.

★ ★ ★ ★ ★ Stayed here in July 2018 with family (9 adults, 5 kids). Plenty of space, big rooms, good proximity to Rotorua attractions, helpful host.
Property was tired and needed more maintenance, dishwasher didn’t work due to being very dirty, there were exposed wires in a bathroom and bedroom, beds very uncomfortable, found underwear etc left behind by previous guests.

We were very disappointed about the the shared kitchen, which is in a desolate condition. The kitchen is not cleaned daily. In the morning we had to clean the kitchen tools first, before making breakfast.
Tools as knifes are in bad condition. Basic equipment like tabs for the dishwasher or salt is just missing.
We just fell not really being at a comfortable home.
On the other hand the garden outside is in a nice condition and you can have a nice view at landscape during breakfast or dinner, if the wheather allows it.
For the given price we had much better appartments in new zealand, which were in excellent conditions.

★ ★ ★ ★ ★ Stayed here for a couple days. The facilities are a little run down and need a bit of a facelift. It’s located in a nice quiet area where you can smell the fresh air and see the lamas.
The owners/ people running this place don’t speak English so communication is a bit challenging.
Also, it’s normal tv and it didn’t work for me while I was there. So if you are staying in for no apparent reason, don’t expect to watch TV.

★ ★ ★ ★ ★ We had the most pleasant stay ever. It is definitely kid friendly and welcoming. I have to say that the decor was amazing. Every small thing was handpicked and beautiful. Best place to stay if you visit rotorua.
