Definitely one of the worst property management agency. Would highly recommend avoiding if you do not want to waste your time and be treated badly. In all my interaction with them where I was told that I would be given a call back - I was never given a call back.

Never ever want to deal with this property state again... I had been their tenet for so many years with zero issue or problem but at the end the way they treated me left me with extremely bitter feeling. Very rude, aggressive, threatening us to not releasing our bond and forcing us to pay a big fine plus few weeks extra rents until new tenant finds a convenient time to move in while we already left a few weeks early based on mutual agreement . All these was so unfair. They made me to hate myself to be a tenet...

Our flat for the upcoming year was done through them, always got quick replies and they even made sure to keep us up to date as the application process was being carried out. The woman who we dealt with to sort out the contract was very nice and helpful, she made sure to explain each part of the contract as we had some first time renters. Would be very happy to rent through them again!

It's embarrassing to give them even a 1 star. The disrespect and inhumane, callous, barbaric and utterly sadistic behaviour I saw from these people were nothing different from tyrants strangling their money out of peasants fulfil their greed. This isn't a hyperbole; this is BASED FROM EXPERIENCE. I am writing this review to reveal the true side of this property management company based off my experience. The service of this company is absolute trash. It is embarrassing to even call then a property management business. The first two property managers I’d like to point out is Janette Sharp and Tom Sharp. For convenience, let’s call them J and T. I was a student studying at the University of Otago who lived in 80C Manor Place in Dunedin for about a year and left just recently in the middle of 2021. A small portion of this was because of the co-tenants living in the house, but the main reason was because of the unacceptable behaviours of these property managers. Let’s start off with the experience living in this property. When I first moved in, the property manager - like all other prop. Managers do - was very polite and respectful, showing me the room in such a manner that made everything she say sound so convincing. She called the room a very “quiet” “private” house with “respectful” tenants living along, stating that this is a “perfect” place for any students or workers looking for a quiet place to focus on work. Of course, the room was as clean and nice as she advertised and I was in a rush to find a flat, so I signed the contract. But I was ignorant of what was to come, until the first day I moved in. The man living next to my room had sex addition so each night, he would bring in 3 of his sex partners in his room and this would cause serious problem during the night when I was trying to stay up till late studying, or sleeping. I was sharing a thin wall with him and the noise he made on his bed wasn’t something to laugh off. The house did not have any sound insulation at all. There was also a young couple living upstairs, and they would almost everyday occupy the kitchen for 4-5 hours from dinner time, always accompanied by same noises coming from the sex-addicted’s room, tv noise, and immense volume of laughter and chatter. They would do this EVERYDAY and when I told them to quiet down a bit, they’d simply say “sure” and continue what they were doing. The property manager was no help at all. She once sent a 2-sentence email saying not to do what they were doing, but there weren’t any measurements or penalties against these noisy tenants. There was just one email. Case closed. Of course, if strange co-tenants were the only thing about this property, I wouldn’t be writing this long review. What the main problem of MetroProperty was the attitudes of the property managers. When I gave a 28-day notice before deciding to leave, J sent me an email saying that she would start advertising the room and bring in any perspective tenants in for viewings. Now, I’ve been renting and flatting in different places for many years, and usually, when this happens, the managers must notify their tenants of the exact dates and times they would be bringing people in for the viewing. But J didn’t she would only send one email stating that she’d be doing viewings from 10am to 2pm Mon-Fri anytime anyway she wants. When I asked her for more specific dates and times, she’d ignore my emails until in the end she would reply with a “I don’t know”. Where is the common sense and respect in this? (CONTINUED)

(CONTINUED FROM LENARDO'S REVIEW) After this was over, 3 days prior to moving out, I also had a business to attend in Auckland that was also 3 days away. I had already booked my flight, paid off all my fees and all there was left was the final inspection of the room. Now I told I would be leaving this day about 2 weeks from the day of my flight, she J would’ve obviously had enough time to shift her schedule for the final inspection. But she didn’t. I had to keep on delaying and changing my flight until she finally gave me a reply on the DAY OF MY FLIGHT 3hours before the take off. My flight was at 12pm and she emailed be at 9am telling me that she’d be coming NOW. Again, where is the respect here? I had no choice but to delay my flight again, and this was my 6th time changing my ticket. Now the room was a 5x4m small room so the inspection would take at most 10-15mins. When the manager came, it wasn’t J but was his husband T, who said that J had apparently some “business” to attend at this time. Eventhough this business was important, wouldn’t it usually be normal for people to keep priority in their first appointment? SO where’s the common sense here? Nevermind the cost and fees I had to pay for the delays - THANKS TO THE MANAGERS KEEP CHANGING THEIR WORDS - what was worst was the attitude of the second manager, T. He would give a clean swipe of the room and would wipe the window sill of with his pinky and claim to cut cleaning fees off my bond fee from 3 PARTICLES of dust that he found from it. He would also point out and blame me for very small chips and marks on the wall were so small that it was almost impossible to find unless you were looking from a 5cm distance with a magnifying glass. Of course I had proof of these marks with photos I took from the day I moved in, and T didn’t so after a 40min meaningless argument with him, I won. But this made him furious and made him start tackling on a SINGLE WATER STAIN (photo attached) that was left on the glass door of the shower booth. I wiped it off with a soap sponge reassuring him that this can be very easily cleaned off by anyone, and this instant he grew so furious that he started tilting his head in all sort of directions, being so desperate to find at least SOMETHING to tackle on. By this time he wasn’t here for an inspection; he just wanted to win this argument for his pride and win money off my bond fee. Now I had my flight in 2 hrs and when it was obvious the room was as clean and brand new, I begged him to please just stop this meaningless fight and sign the bond refund form. I had to leave NOW. Eventhough he knew exactly of my situation, he was stubborn and was more eager to just win an argument and refused to let me go. In the end I had to pay him with another hour of meaningless struggle, I won, having the contract singed and catching the flight just in time. What I am trying to say here is that it is very important to be careful of literally insane people when renting a flat or a house. Of my5 years of renting and flatting experience, MetroProperty has been the most irrespecutful, selfish, rude, uncaring, lazy and literally CRAZY property management company so far. They don’t know how to see customers and tenants as equal human beings; they see them as mere stock pigs that earn them money from rents and bond fees. PLEASE PLEASE I strongly suggest you to have another read of this honest review and a serious think if you are considering purchasing or renting a property from these guys, because MetroProperty Dunedin is made from a bunch of crazy, stubborn, rude and unintelligent people who are just penny-pinching hyenas thirsty for rent and bond fees from tenants.

Had an excellent time as a tenant under Metro, particularly with Tom and Janette Sharp. Inspections were communicated clearly and fairly, and maintenance was always booked ASAP whenever something came up. I was particularly impressed when it came to leaving the house, and Metro arranged the donation of our leftover furniture and appliances to the Salvation Army, as we didn't have a vehicle with a towbar to do so ourselves. A great company with great ethics, and the only property management agency I've leased from that doesn't treat their tenants as second-class citizens. I would be delighted to rent through them again in future. Thanks again!
