★ ★ ★ ★ ★ Michael and Kathryn arranged the sale process for us of our property at 54 Victors Road and while they worked very hard to make the sale a success, the end result was a disappointment, due to the insistence on a property report, which came back showing a small problem with floor levels, that resulted in the property having to be sold "as is where is", which probably reduced the market value by the best part of $50k.
The property was passed in at auction at about $120k less than our expectations, but Michael secured an offer that was $90k better than the auction final bid, which we accepted.
In addition, the insurance claim that we filed with EQC because of the report, we were told had to be signed over to the purchaser, which effectively gave the purchaser a further discount on the price and no benefit to us at all.
We also purchased our new property at 11A Dunedin Street through Michael and Kathryn and while the showed us a number of properties including the one that we purchased, the auction system that was employed meant that we paid $40k over the offer that had been accepted by the seller, because of an anonymous phone bidder, when the auction was finally held.
None of the issues raised above can be directed at Michael and Kathryn, who acted professionally at all times, but they are matters that we need to raise about the process.
