About Quality Rental Management Ltd
Quality Rental Management was formed by Derrick and Robyn Marsters during 2010, they are landlords themselves. Over the years they had used the services of most property management companies in Hamilton and had become despondent with the level of service they had received. It was really out of pure frustration that they ended up forming their own company.
The service Quality Rental Management delivers we believe to be different to all other property management companies. We focus is on listening to our landlords and their wants and needs. Don’t get us wrong, tenants are very important – but landlords and their properties are our true focus.

if you are looking for someone to manage your property think twice before using QRM.
The reports they send are good but does not reflect necessarily the reality .
Poor service and when it comes to managing property it's more like Failed!

★ ★ ★ ★ ★ For tenants, QRM is below average with numerous dodgy practices. On my contract with QRM, the property itself was good but the relationship with the housing agent wasn't. Noticably, some actions taken by QRM is beyond what tenants are legally required to, and sometimes clearly breaching the Tenancy Act 2021. For example, they attempt to offer another fixed term contact at the end of a fixed term contact without mentioning that all fixed term would become periodic when the term ends. Tenants should be very aware of the rights a tenant has according to the Tenancy Act, otherwise it is possible QRM would take away the rights a tenant is legally entitled to.

The inspection reports and clear with plenty of information and photos. The tradesmen they use have proven to be efficient and very affordable. Great company.

★ ★ ★ ★ ★ Good when a tenant but absolutely hopeless afterwards.
I left a tenancy while 2 others stayed in November 2020. I was assured multiple times by the property manager (Kayne) that I was removed from the tenancy agreement.
It took 6 months and multiple failed attempts to get in touch with the property manager to get my bond back. I inly get a response after threatening legal action and a strongly worded email to the owners of QRM.
I then found out in Novemeber 2021 that I was still the primary contact on the tenancy and they did not even have the phone number of the other tenants. All of our numbers were collected on the initial application btw. I also found out at the same time that I was still listed as a tenant despite being assured multiple times that I was removed. I then had to sign another form (I signed another form when I was assured that I was removed from the tenancy).
I am only rating 2 stars since you were good during the tenancy itself with multiple check ins during lockdown.
Kayne - Stop lying to your tenants and do your job professionally. If you say someone is off the tenancy and for them to find out almost a year later that you had lied is really frustrating. Also for it to take 6 months and a threat of legal action for a return of bond is absolutely unacceptable.

I understand your point of view. However I would like to correct the record with the actual correct information. I was advised by multiple legal experts that the bond matter in this situation was your responsibility alone and therefore your responsibility to collect from the other tenants. I only mentioned the personal property in one email to the other tenants in which the property manager just happened to be cc'd due to discussions about the bond matter. You did not tell me anything over the phone simply because every time I called, you were mysteriously absent.
I do not object to you holding my contact information. I only have questions as to why I was the only contact for the tenancy and you did not have the phone number of the other tenants.
