★ ★ ★ ★ ★ Unit is well appointed, clean and quiet. Check in was efficient and staff were friendly. BBQ's were clean and in good working order. They could provide salt and pepper and perhaps klenix and paper towel to make it a bit easier.

★ ★ ★ ★ ★ Great place to holiday with bikes kayaks at your disposal. Spa & swimmimg pool with lots of seating and sails gor shelter. Bbq and manager on site. Laundry facilities are clean ad ate units. Herald delivery door to door. 30 seconds to the beach and church next door. Cafes restaurants and township all within a few minutes walk. Yes I love Paihia!!

★ ★ ★ ★ ★ Great Place to stay. Just accross the road from the beach and a 3 to 5 minute walk to the center of town. We enjoyed our stay, the staff were helpful and friendly and the kayak hire was very affordable ($10/kayak for as long as you need it).

★ ★ ★ ★ ★ Average accommodation. Spacious living, OK size kitchen and dining. Rooms are tight without much room to walk. Tall boy unnecessary and taking up space. Only a bar of soap provided and no other toiletries even if you stay for over a week. Complimentary internet is limited to 1gb for 1 device only. Location is pretty good. Near the beach and food places.

★ ★ ★ ★ ★ Busby Manor is almost like a second home. Have stayed there a number of times now over the years.
It is just across the road from the sea, and has amazing views. Just a few minutes walk to the main shopping area, the wharf, and some good restaurants/cafes.
The rooms are beautifully clean upon arrival. They also have good facilities. There are a couple of barbecues, a pool and spa pool.
The staff are friendly and have a great knowledge of activities and sights to see in the area.

★ ★ ★ ★ ★ Busby Manor is the best place we have stayed in quite some time
Our apartment was small, one bedroom ground floor, which we had requested, but spotlessly clean. Our every need had been thought of, even to the provision of a jute bag for our grocery shopping . The kitchen had plenty of crockery and utensils. Bed was comfortable, plenty of towels provided. The whole complex was quiet, and within easy walking distance of Paihia village which had all we needed . We were impressed that management organises a morning tea for guests to interact and discuss things to do and see in the area, we found this helpful and picked up some sightseeing tips. Management also organise a wine tasting, which needed to be booked and paid for, we were given a generous nibbles platter, the winemaker was informative and entertaining ......a pleasant way to spend an afternoon. The memories of our week at Busby Manor will stay with us.....thank you so much to the staff there

★ ★ ★ ★ ★ This is a privately owned timeshare resort that does make unused weeks/ nights available to the public. However, post Covid lockdowns, so many owner weeks were banked for future use, it will be a long time before spare capacity becomes available.

★ ★ ★ ★ ★ What a treat to arrive at the beautiful front 1 bedroom apartment with remarkable water views and the lovely sparkling clean interior, tasteful fresh decor and lots of unexpected little touches. The Whittakers Chocolates sitting with tea and coffee sachets, a beautifully boxed soap in the bathroom, luxurious towels and crisp sheets, little lavender and Pohutukawa buds strategically placed. It’s a perfect way to impress a guest. Well done team!
